A refundable Holding Deposit to reserve a property (capped at one week’s rent). This may be retained by us should the required paperwork not be submitted within 15 days or misleading information was supplied or a right to rent check failure or the tenant pulls out of the proposed tenancy.
A refundable Tenancy Deposit (capped at five weeks rent)
For the assignment, novation or changes to a tenancy there will be a £50 charge or a higher reasonably incurred costs if evidenced. In the event that an individual wishes to be released from their tenancy agreement, prior to taking up the tenancy or part way through the contract, a replacement tenant will be required. Should you find a suitable replacement or Lettuce find a tenant, you will be charged £50, or a higher reasonably incurred costs if evidenced. We will endeavor to assist tenants where possible in regards to finding replacement tenants.
Replacement keys will be charged at £24 per key. This is the cost to us of replacing these special secure keys on our master system which cannot be replicated without our authority.
If you need access to your property or your room outside of office and for Willowbank Mews, night manager hours, our external security contractor G4S, can allow access charged hourly at £51.67. Invoice will be provided from G4S.
Failure to make rental payments, without prior written agreement of the landlord, will incur a late payment charge. Late Payment Charge is capped at 3% above The Bank of England Base Rate (currently 0.10%).
